Michael J. Representative Clients:
I.R.S. section 1031 “like kind exchange”:  Real estate investor client sold/relinquished a residential property for approximately $3mil., and replaced it with 2 parcels of beach front property, one with a house, the other raw land, for $3.2 mil.  Also as part of the replacement portion of the transaction, I represented my client as buyer/borrower on a cross-collateralized acquisition loan of $2.5mil.  Total transaction time was approximately 8 months.

New construction of single family home, Brookline, MA:  Represented the developer and his lender from acquisition, through construction, and sale to end user/homeowner.  Final sale price:  $1.75 million.

Commercial property condominium conversions, Boston, MA: Represented restaurant and commercial property owner in the conversion of building into two condominium units, through final sale of units.  Combined sales price of both units with associated licenses and equipment:  $730,000.00.

Residential property condominium conversions:  Represented numerous small property owners in the Greater Boston area in the conversion of their multi-family properties to condominiums, and the eventual sale of the units to end users.

Commercial property purchase, Roslindale, MA:  Represented local small business owner in the purchase and financing of commercial building with assignment of leases.  Purchase price: $540,000.00.

Small Business Transactions, Boston, MA:  Represented local property and restaurant owner in the sale of her sub-shop/pizza business and lease of the space.  Sale price was 66% seller financed.

Represented Buyers and Lender for the purchase of what is believed to be the most expensive single family home in this particular MetroWest town.  Purchase Price: $2,400,000.00.  Loan Amount: $1,400,000.00.  Total transaction time:  24 months.

Reviewed and negotiated on behalf of corporate tenant a multi-year lease for approx. 32,400 square feet in an industrial use building in the MetroWest area.  Transaction time: approx 8 weeks.

Probate Estate Administration:  Represented out-of-state co-executors in the probate of local woman’s estate consisting of real estate and various other assets totaling more than $ 2 million.  Total time to close out estate:  18 months.
